SUB-I09(1) F-04 Whitney Springs No. 1 Subdivision

The Engineering Department has reviewed the proposed final plat forWhitney Springs No. 1
Subdivision and provides the following comments regarding the project and the submitted final plat:
1. The water system is operational. The water system has been constructed, pressure tested and
clean water samples received.
2. All weather surfaces are in place. Compaction test results for the roadways have been
submitted to the City for review and approved.
3. Street signs have been installed
4. Sewer system is operational. The line has been constructed, pressure tests and video have
been received.
5. Construction security will have to be provided for those items not yet completed prior to signing
of the final plat. The city has not agreed on a bond amount for those improvements not yet
constructed.
6. The final plat drawing shall be conected in accordance with the marked-up copy done
June 13, 2006 and mailed to Toothman-Orton Engineering Company on June 13, 2006.
7 . ln an effort to expedite the addressing process of the final plat, the City is asking that an
electronic copy, in AutoCAD format, be retumed with the revised copy of the final plat.

TO WHOM IT MAY CONCERN:
Final plat must reference 110 foot Federal Right of Way, 55 feet from centerline of Solomon Drain,
each side. There is to be no obstructions within said right of way.
Please be advised, the developer shall submit detailed drawings of arry proposed relocations of
Pioneer lnigation District's facilities, prior to preliminary plat approval. ,{rry said relocations are
subject to approval from the Superintendent and/or the Board of Direclors of Pioneer lrrigation
District.
Any construction that impacts Waters of the United States may require obtaining a 404 permit from
the Corp of Engineers. Greg Martinez of the Corp of Engineers can be contacted at345-2154.
Prior to finalization of any Agreements with Pioneer lnigation District, Pioneer lrrigation District must
receive a copy of a 4O4 permit that has been properly executed. lf it is determined by the Corp of
Engineers that a 404 permit is not required, Pioneer lnigation District must b,: nottfied in writing by the
Corp of Engineers that said 404 permit is not required.
NOTE: This Ietter does not authorize any construction to commence until all the necessary
agreements with Pioneer lrrigation Distrlct have been executed and recorded.
