After review of the inWaveinent plans for the above-refemced project Earl, Mason, & Stanfield,
Inc. believes the following items are of W acecn to the District.
A note referencing the latest Pioneer Imigatiou District Standards shall be added to the plans.
The design engineer sbali revise tie final plat to make the 20-foot access, opft-aEan, and

The Engineering Department has reviewed the proposed final plat for YMCA and provides the
following comments on the submitted final plat:
1. The City of Caldwell is providing $100,000.00 for the Indiana Ave. frontage improvements. If
estimated costs of the frontage improvements exceed $100,000.00 dollars a construction
security will have to be provided for those items not yet completed prior to signing of the Final
Plat.
2. The final plat drawing shall be corrected in accordance with the marked -up copy done May 11,
2004 and mailed to Anderson -David & Associates, Inc. on May 11, 2004.
3. All public service health and safety requirements have been met.

Please be advised that Pioneer Irrigation District has not yet reviewed plans dealing with the
relocation of 25.1 Lateral along the frontage of the YMCA property. It is our concern, that Pioneer
Irrigation District approve said plans prior to final plat being, given. For this reason, Pioneer
Irrigation District would request that final plat be denied at this time, to assure that the appropriate
layout of the 25,1 Lateral is platted.
At this tinie, all conversations dealing'Aith the 25.1 Lateral have all been preliminary, and have not
yet been approved.
it also shall be noted that the Lowline canal at the westerri end of the project has a 16-foot from top
of bank prescriptive use easement It shall also be noted that the Dixie drain is a federal drain,
having a 110-foot federal right-of-way. Said easements shall also be noted on final plat.
NOTE: This fetter does not authorize any coastrnetion to commence until all the necessary
agreements with Pioneer Irrigation District have boen executed and recorded.
