FINAL PI.AT MAP. ANY OUTSTANDING ISSUES WILL BE REQUIRED TO BE REVIEWED AND
APPROVED BEFORE A CERTIFICATE OF OCCUPANCY IS GRANTED.

General Notes:
This is the second unit (phase) to be constructed of the Virginia Park Subdivision located
north of Hwy.20-26 and east of KCID Road.
For whatever reason, the engineers have abandoned the use of the term "Units" for
subsequent phases of the same subdivision. Lrstead they have chosen to use the same
subdivision name but with a new subdivision number for additional units or phases
(Virginia Park Subdivision No. 1, Virginia Park Subdivision No. 2, etc.) of what is,
essentially, the same subdivision. This is unacceptable and must be modified to reflect a
more understandable phase numbering system.
A single subdivision should have just one subdivision name. If that entire subdivision is
not developed at one time, then that same subdivision should break out the parts of that
subdivision into units. It is very confusing to have the same subdivision name but

versions I and2 of the same subdivision. That is the problem in Delaware Park
Subdivision (#1 and #2) andin Southpark Subdivision (#l and#2).
Any deviation from the approved plans which includes those conditions listed below
requires further review and approval of the Fire Marshal. New conditions or
requirements may be imposed as the result of any changes or exceptions. A11 conditions
noied in this plan review pertain to this project, to and through its completion and
intended use.
No addresses for building permits will be issued until such time as the CFD has been
provided with a stamped copy of the final recorded plat map for this unit of the
subdivision.
Applicants and their engineering firms are cautioned to seek out and receive a CFD
approval stamp and sign off on all "final" plat maps submitted for recording to Canyon
County to ensure all conditions have been properly rectified and corrected.
Itemized Conditions:
1. Acceptance of water supply for fire protection is contingent upon acceptance of
the water system by the City Engineer and DEQ.
2. All required fire hydrants are to be installed and fully operating prior to any
combustible materials being brought on site.
3. The following new fire hydrants are required and approved for this project:
o Walden Street
o Stockbridge Way
. Virginia Parkway (to be changedfrom Park Way)
o Cabot Avenue
o Quincy Street

4. A minimum required fire flow of 1,000 GPM is required from each fire hydrant.
5. Street name signage shall be installed prior to combustible construction starting.
6. The following street names have been approved for this subdivision:

7. Primary and secondary access of the roadway system is approved as submitted.
This includes the extension of an all-weather surfaced roadway, a minimum of 20
feet wide, from the east end of Stockbridge Way extending eastward to Ward
Lane. This interim access roadway may be blocked with a chain and padlock
connected to posts at either side, if destred.
8. Distinct and legible temporary addresses are required for all lots and any
buildings under construction until such time as permanent address numbers are
posted.
9. All-weather access roadways are to be installed and made operational prior to
construction on adjacent lots / parcels.
10. The civil engineer shall submit to the CFD a new (revised) plan cover sheet that
contains all the corrections noted in this plan review.
11. The temporary turnarounds at the east ends of Virginia Parkway and Quincy
Street are approved as shown. Additionally, all-weather "temporary" turnaround
(100 feet diameter) shall be installed and made drivable at the NW end of
Stockbridge Way.
12. The Applicant shall carefully instruct all contractors and sub-contractors on this
project of the importance of fire and life safety on the job site.
Common fire code violations encountered on construction sites include:
o Fire hydrants that are obstructed or blocked by vehicles, construction
materials, weeds, realty signage or debris
o Roadways that are partially or completely obstructed or blocked by
unattended construction equipment or delivery vehicles
o Missing or obscured temporary address signage
. Open burning (warming fires) on construction sites
o Not removing debris and keeping sites as trash-free as possible
The CFD looks forward to working with the Applicant and their representatives on this
project. We cannot stress enough the need for accurate plat maps where subdivisions but
up against other subdivisions with adjoining infrastructure (i.e., streets and fire hydrants).

The Engineering Department has reviewed the proposed final plat for Virginia Park Subdivision No.
1 Unit No. 2. The department provides the following comments on the submitted final plat:
1. The water system has been constructed but is not yet operational. Testing on the water
system has been completed but the City has no record of bacteria testing. The Final Plat will
not be signed and building permits will not be issued untilthis emergency service requirement
has been completed.
2. Compaction test results for the roadways have not been submitted to the City for review and
approval.
3. Street signs and streetlights have not been installed. The plat will not be signed and building
permits will not be issued untilthis emergency service requirement has been completed.
4. The sewer system is not operational. The gravity sewer line has been constructed and tested,
but approval of the sewer system is pending further review of the sewer main video. The plat
will not be signed and building permits will not be issued untilthis requirement has been
completed.
5. Construction security (bonding) will have to be provided for all items not yet constructed (or
they will have to be constructed) prior to the City signing the final plat. A "Construction Punch
List" has not been issued for this development.
6. The final plat drawing shall be conected in accordance with the marked-up copy done June 5,
2003 and mailed to Earl, Mason and Stanfleld on June 6, 2003.
