I wanted to provide some feedback regarding this proposed change. I have spoken with several other residents in my subdivision, and most were unaware of the meeting due to the obscure posting of this notice. However, we all share one common concern: Traffic along Aviation Way. This street already has a problem with drivers who drive at excessive speed, even though the speed limit is posted as 30 MPH as you turn onto Aviation from Franklin Road. There is also an issue with drivers who like to do burnouts, drag race and spin doughnuts. Large vehicles such as semi -trucks, RV, and campers park along the side this road as well. Aviation goes from a wide 4-lane road to a narrow two lane road between Franklin Road and Muller Lane. I reques Aviation Way be widened as this poses a safety hazard with vehicles coining into oncoming lanes of traffic. This is made worse in winter when the interstate is shut down and semi -trucks park on Aviation Way reducing traffic flow to a single lane. Please have Aviation Way widened in this section to four lanes, properly aligned, and stripe the road. With the extension of Aviation. Way through to Marble Front, increased traffic will result not only from more home: and residents, but from drivers passing through from Franklin Rd US 20/26 to Marble Front via Aviation Way. Our children wait for the school bus at the intersection of Vista Park Drive and Aviation Way. Residents leave two subdivisions, Montecito Park and Voyage Crossing, from Vista Park Drive. Residents walk, children play in this area. Please help us control the speed and flow of traffic to ensure the safety of our community's residents by placinj a four way stop and crosswalk at Vista Park Drive and Aviation Way. Mayor Nancolas, Jarom Wagoner & All Governing Bodies. To Whom it May Concern. I am writing on behalf of my husband Curtis Long and Myself April Long. We recently purchased the home and property right next to proposed ANN-17-04, SUB-17P-04. Our home is immediately adjacent at 4112 Marble Front Rd. Caldwell ID 83605. Our home is in Canyon County, in a peaceful view lot with an acre of land. This proposed subdivision is attempting to annex to the City, as well as change the current existing Land Use and Zoning. We are in an Agricultural, Medium Density location, the request for zone change is to High Density. We are faced with any ramifications and precedents that may occur due to this proposed subdivision and zoning change. In our opinions Marble Front Rd, a two land road and the properties on it would not be as desirable if land use was allowed to become not conducive to existing homes and land. For example if High Density is allowed what precedent could it set? Also, will the infrastructure support these possible changes? We are concerned about: Especially loss of full use and enjoyment of our property, possible loss in property value, possible negative desirability of our property, loss of privacy, increase in traffic and noise etc. Effects will be numerous to us, and we have property rights that must be protected, by you as the governing bodies. We are layperson as to this subject and process, and we implore you to make sure all of our property rights are protected. We must be able to use the access dirt roads on each side of our property. These roads must allow for full Machinery Trucks for example. The road of concern in this case, is by the North East Corner of proposed development. There is the Horton Lateral Canal as well to be considered, that goes directly through our property as well. The current subdivision will be accessing this Canal for Irrigation Water, as we understand. Jarom Wagoner has given verbal confirmation that no Wells would be dug anywhere in proximity of our property. We must confirm this from you, due to Cone of Depression and other reasons. We are a Pioneer Irrigation water user, we also have a Well on our property. There is a Culvert on our property that will be effected by increase in traffic. We would be devastated in all ways if the Canal or Culvert would be damaged or to flood. A real and very serious responsibility lies in the maintenance and effectiveness of the Horton Lateral Canal and it's uses, as well as the Culvert on Marble Front and Mason. These may or may not be City or County Property now, but being in the area of impact we guess that could change. Again, forgive any naivete on our part, and we look to you as the ones who will make the decisions on this proposed subdivision, to make sure all existing property rights are not violated. In closing, the way we see it this proposed Development will have a symbiotic nature to our property. It is Imperative to us, and our lives that we and our property rights be protected. Dennis Murphy 2464 Glacier Place Ste 110 Redmond, OR 97756 I recently purchased a Hayden Horne on 11/20/2017.1 attended my walk-thru on 11/17/2017 and was not happy with the people representing Hayden Homes. The project manager Dave was very unprofessional and condescending. I was trying to point out things that I was not happy with and he would constantly interrupt me and go off the subject of what the walk- thru was for. All he did was try and show me how to operate the appliances and when I would point something out that I was not happy about, he would say "You aren't happy with that?" If I was happy with it I wouldn't have pointed it out. I have had nothing but problems with this house since moving in. I had a crack in the driveway that was repaired and it looks like a bad patch job. I PAID for upgraded cabinets and what I got looks like they were bought from a second hand store. The cabinets are scratched up and look like they have been here for years. They aren't even the same height from the counter on each side. The layout is hideous and it doesn't even look like there was a thought about how they should be laid out. The knobs on the cabinets were not even at all. The grout is already falling out of the file between the the and the countertop. My garbage disposal didn't work and it was because a worker had dropped washers in the disposal. The kitchen sink was stained and scratched and the warranty person came and got the stain out but the scratches are still there. I can't even pull out the refrigerator to clean the top or behind it due to poor design. I upgraded to a gas stove and have to turn the hvac vent off in the kitchen because the air blowing from above blows the flame on the stove top out from under the pan. It will not cook properly if the flame is not even all around the pan, not to mention it could catch my clothes on fire. The second night I was in my home the fire alarm went off at midnight alerting me that there was a fire. I checked and didn't see or smell any smoke in the house. The next day I called the emergency number and talked to Brace. He said maybe the battery is bad. I couldn't believe that I had been here two days and would have bad batteries in the alarms. He said I will send out an electrician. The electrician did come out the following week and change out two of the alarms. I work from home and could not have my computer shut down in order for hire to shut off the breaker. The towel bars and knobs in the bathroom were not level and there was a chip out of the toilet tank cover. The tub looked like it was cracked and am not sure that it isn't, even though they just had someone come in and match. the color. There is also some glue or something on the bathroom counter. The bathroom with the tub has no vent so gets too cold in there to take a bath. I could understand if there was a vent in the hallway, but it is a cold zone there. The touch up paint that was used to touch up there mistakes didn't match. They tried to tell me it was flashing, which is a lie because I have since touched up the paint and you can't tell. I was told that I would have texture on the walls like in the MODEL HOME, but most of the walls are smooth and what little texture there is looks more like they tried to cover up there mistakes. I am very angry about this house and expect the things that are not correct to be addressed. I'm sick of the warranty people telling me there is nothing they can do and wasting my time. There are other neighbors in this subdivision that are not happy either. I expect that these issues will be taken care of in a timely manner.
