We need to address some problems with the proposed Virginia Park at the Colonies
Subdivision east of Caldwell at Hwy 20126 between KCID Rd. and Ward Lane.
Problem #1- New hornes on KCID Rd. and Ward Lane do not fac.e these roads. Virginia
Park's plan needs to include fencing at KCID Rd. and Ward Lane to shield the view of
seelng the back sides of all the homes. Typically the back lawn areas of most all homes
are not as well kept and are not intended for public view.
This fencing should be installed by Developer and properly maintained by one source so
that uniformity in appearance is achieved.
Problem #2- t andscaping needs to be included in the plan along KCID Rd. and Ward
Lane. This Subdivision will be there a long time and needs to avoid a "cheap plain" look.
Maintaining an attractive look for the City should not take a back seat in the planning of
this subdivision.
Also landscaping at entry roads into the Subdivision from KCID Rd and Ward Lane must
considered too.
Problem #3- Development schedule should be slowed to allow freeway overpass
improvements on Hwy 20126 to stay ahead of the growth. Bare in mind there is much
more development in the works for this area other thanjust this SuMivision.
The phasing plan should not go beyond phase 3 until highway 20126 has turn lanes add at
KCID Rd. and Ward Lane.
Marble Front Road and the remainder of Ward L,ane needs mqior improvements before
any increase of traffic.
