ORDINANCE NO. 3467
AN ORDINANCE DETERMINING THAT CERTAIN LAND LAYS CONTIGUOUS TO THE CITY LIMITS
OF THE CITY OF CALDWELL, COUNTY OF CANYON, STATE OF IDAHO, AND THAT SAID LANDS
SHOULD BE ANNEXED TO THE CITY OF CALDWELL, IDAHO, AS PART OF THE H-C (HIGHWAY
COORIDOR) ZONE; DECLARING SAID LANDS BY PROPER LEGAL DESCRIPTION AS DESCRIBED
BELOW TO BE A PART OF THE CITY OF CALDWELL, CANYON COUNTY, IDAHO; DIRECTING THE
CITY ENGINEER AND PLANNING AND ZONING DIRECTOR TO ADD SAID PROPERTY TO THE
OFFICIAL MAPS OF THE CITY OF CALDWELL, IDAHO; REPEALING ALL ORDINANCES,
RESOLUTIONS, ORDERS OR PARTS THEREOF IN CONFLICT HEREWITH; AND DIRECTING THE
CLERK OF THE CITY OF CALDWELL TO FILE A CERTIFIED COPY OF THE ORDINANCE AND MAP
OF THE AREA TO BE ANNEXED WITH CANYON COUNTY, STATE OF IDAHO AND THE IDAHO
STATE TAX COMMISSION, PURSUANT TO IDAHO CODE, SECTION 63-215.
BE IT ORDAINED, BY THE MAYOR AND CITY COUNCIL OF THE CITY OF CALDWELL, COUNTY OF
CANYON, STATE OF IDAHO:
Section 1. That the Caldwell City Council, following the public notice and hearing procedures set forth in
Section 10-01-07, Zoning Ordinance No. 1451, approved Case No. ANN22-000017 (Valencia Village Sub
Annexation) at a public hearing held this 71h day of February, 2023
Section 2. The parcel is contiguous to the City of Caldwell, Idaho and the applicant has requested that
said following described property should be annexed into the City of Caldwell as H-C (Highway Corridor).
A parcel of land located in the Northwest 114 of Section 29, Township 4 North, Range 2 West, Boise
Meridian, Canyon County, Idaho more particularly described as follows:
BEGINNING at the Section corner common to said Sections 19, 20, 29 and 30, Township 4 North, Range
2 West, Boise Meridian from which the 114 corner common
to said Sections 20 and 29 bears North 89050'38" East, 2,640.70 feet;
thence on the north boundary line of said Section 29, North 89'50'38" East,
1,159.10 feet to the centerline of the Mason Creek Drain;
thence on said centerline the following two (2) courses and distances: South 10'49'43" East, 616.07 feet;
South 00'26'32" East, 1,142.56 feet;
South 21'10'21" East, 809.42 feet to a line parallel with and 150.00 feet north of the east -west centerline
of said Section 29;
thence on said parallel line, South 89'47'07" West, 1,567.18 feet to the west boundary line of Section 29;
thence North 00*10'48" West, 1,177.51 feet to the North 1116 corner common to said Sections 29 and 30;
thence continuing on said west boundary line, North 00013'16" West, 1327.63 feet to the REAL. POINT OF
BEGINNING.
Containing 75.032 acres, more or less. End of Description.
Section 3. That the City Engineer and the Planning and Zoning Director of the City of Caldwell, Idaho, are
hereby instructed to so designate the same above described property on the official zoning map and other
area maps of the City of Caldwell, Idaho as H-C (Highway Corridor).
Section 4. All ordinances, resolutions, orders or parts thereof in conflict herewith are hereby repealed,
rescinded and annulled.
Section 5. This ordinance shall be in full force and in effect from and after its passage, approval and
publication, according to law.
Section 6. The Clerk of the City of Caldwell, Idaho shall, within 10 days following the effective date of this
ordinance, duly file a certified copy of this ordinance and a map prepared in a draftsman -like manner plainly
and clearly designating the boundaries of the City of Caldwell, including the land herein annexed, with the
following officials of the County of Canyon, State of Idaho, to -wit: the Recorder, Auditor, Treasurer and
Assessor and shall file simultaneously a certified copy of this ordinance with the State Tax Commission of
the State of Idaho, all in compliance with Idaho Code 63-215.

NOTICE OF ADOPTION AND SUMMARY OF
ORDINANCE NO. 3457
REGARDING ANNEXATION AND ZONE DESIGNATION
OF CERTAIN PROPERTY
This ordinance provides for annexation of a parcel of land to be annexed into the City of Caldwell
as H-C (Highway Corridor) zoning.
The Ordinance includes a provision to amend the official maps of the City by designating the above -
described property as H-C and providing an effective date, which shall be when published in the
Idaho Press Tribune on the 12th day of February, 2023. Ordinance No. 3457 was passed by the
Council and approved by the Mayor on the 71h day of February, 2023. The full text of the Ordinance
is available at Caldwell City Hall, 411 Blaine Street, Caldwell, Idaho. The Mayor and City Council
approved the foregoing summary for publication pursuant to Idaho Code 50-901A on the 14th day
of February, 2023.
