CROOKS Planning & Zoning Dhacior Further to our conversation today, Lot 1, One Linden Plaza, is considered a corner Iot and therefore the interior side lot line could be either the southern line between Lot 1 and Lot 2, or the western lot line between Lots 1 and 3. In this case, since the building is already situated with a good setback from the western lot line it makes sense to regard that as the rear lot line, which requires a 15' minimum setback, and the southern line as the interior lot line, which requires 0' setback. Right-of-way Linden - South half is 25 feet plus 10-foot utility easement. Easements have been provided for utilities. Acceptance of final plat is contingent upon: 1. Providing sewer to City standards to serve the lots not now served. 2. Application of the water main extension policy. 3. Provision of a pedestrian walkway along the street rights -of -way in connection with parking areas which are to be delineated for this use. 4.
