COURTRIGHT, REVISED OBENDORF ACRES PRELIMINARY PLAT DA"E Dec. 3, 1974 This morning.(Dec. 3, 1974) I talked with Mr. Courtright about the above plat. In looking at an aerial of the entire area, a street one lot depth north of the south boundary line of the subdivision cannot be extended to the east to intersect with Lake Avenue. There is a house on Lake Avenue in the right- of-way extended. Mr. Courtright is going to investigate the house in the southwest corner of the proposed subdivision to determine if it is in the right-of-way extended to the west. The alternative of putting the right-of-way along the south boundary has the potential of being extended both east and west without interference of present building, according to the aerial taken in 1969. Observations in the field should be made to determine whether development has occurred since the date of the aerial photograph. The other alternative would be to extend a right-of-way east and west through approximately the center of the subdivision. According to the aerial photo- graph, this is clear if the right-of-way were kept just south of the east -west mid -boundary line. There is a house north of this boundary line on Indiana Avenue. At the present time, it appears to be clear in its extension to Lake Avenue. Again inspection should be made in the field to determine any develop- ment that has occurred since the date of the aerial photo. s 0 SUBJECT DES -'L the south boundary line would be advantageous because of the alignment of the existing plat to the west. Utility and irrigation easements should be shown as follows: A 5-foot easement along the right -of -fray line of every street. A 20-foot easement through the center of Blocks 3 and 4. A 20-foot easement on the south side of Block 7. A 30-foot easement along the west side of Block 1, a 30-foot easement on the west side of Block 2 and a 20-foot easement on the south side of Block 2.
