The Planning Commission and the City Council have approved the preliminary plat. He named this, however I'd have to check, the name with the McGarvins. It is an area outside or the City south of P�arble Front and east of Lasher Addition. I doubt that the Planning Commission will have enough information to consider it before I get back. One of the requirements would be to contact the owners to the east and south of the proposed subdivision to get their concurrence in eitner deedin- their half of the rimht-of-way or si ning the plat which would dedicate it. A letter would also be needed from the Caldwell Irrigation Dis- trict asking their concurrence in the irrigation plan. There is not an irri- Sation plan with the reap submitted to me. A third requirement would be to givo a general statement as to the intention for completing; the improvements, one of which would be the irrigation requirement above. If 'fir. Howe and the McGarvins could convince the Planninf- Commission that all of these were in order, I would assume they could consider the preliminary before I return. DISCUSSION PLANNING COMMISSION MEETING ON PRELIMINARY OF MCGARVIN MANOR LATE July 31, 1975 The approval of the preliminary plat was subjected to the following discussion: It was expressed by Don Tolley that, in his opinion, cul-de-sacs were not de- sirable. It was pointed out due to the topography,the existing house on Marble Front Road and the acceptance of Lasher Addition with a row of lots along the east side, the cul-de-sacs were necessary to fully develop the tract. It was also pointed out the other streets aligned with the existing streets that had been deeded or were dedicated in subdivisions around this plat. It was reported Big Sky Street right-of-way had been verbally agreed upon by Alex Wynn who owns the south half. Mr. McGarvin pointed out, however, he had not received an agreement from Mrs. Bales to deed the east half of Georgia Avenue necessary to complete the full length proposed in the plat. Lots 4, 5, 12 and 13 did not have enough area to meet the corner requirements. John Howe proposed that the corner lots be 80 feet wide with the original platted depth of 100 feet and the remaining lots in the block be changed to shorter frontage widths to meet the requirements of the subdivision ordinance. The minimum width requirements for lots 8 and 9 were questioned. The ordi- nance requires a 60-foot width at the setback line. It was pointed out that Mr. Howe would be responsible for seeing that these did meet the requirements. Subsequently, Mr. Howe reported that the distances were only 58 feet and he would adjust the lot lines so that all of the lots would meet the requirements. A street and sewer drainage plan had been worked out and approved by the City Engineer. Easements must be added to the preliminary to accommodate the A DATE drainage plan. Again concern was expressed on the enforcement of the improvements of the streets, including sidewalks, and the sewer. The north cul-de-sac and street in the subdivision would be named Christy Lane and the south one would be Dixie Lane.
