The site is more common known as 115 Dearborn Street. 2. A request by James McCoy to hear Case No. SUB-04F-97, for a final plat approval of Glenn Meadow Estates Subdivision, a Planned Unit Development for 25 residential lots and two common areas on approximately 3.85 acres located in the R-2 zone. The site is located on the east side of S. Indiana between Cherry and Beech Streets. 3. A request by Glen Garrett and Randy Glenn to hear Case No. VAR-02-97, for approval of a Variance to reduce the required corner lot size from 7500 square feet to 6300 square feet in the R-2 zone. The site is more commonly known as 2422 Montana Street. 4. A request by Mallard Development Company to hear concurrently Case Nos. SUP-17-97 and VAR-04-97, for approval of a Special Use Permit for a Planned Unit Development to construct three, four-plexes on approximately 1 acre located in the R-3 zone, and for approval of a Variance from the 2-acre requirement for a Planned Unit Development. The site is located on the north side of Locust Street, west of Georgia Street and is described as a portion of Tract J of Mountain View Subdivision. 5. A request by Larry Madden to hear Case No. SUP-16-97, for approval of a Special Use Permit to convert an existing 3-family dwelling into a 6-family dwelling by adding three W dwelling units to the first floor of an existing building. The site is within the R-2 zone and is more commonly known as 1520 Cleveland Boulevard. 6. A request by Janie M. Hendrix to hear concurrently Case Nos. SUP-14-97 and VAR-03-97, for approval of a Special Use Permit to construct and operate a Restaurant/Bakery/Brewery on approximately 6.6 acres located in the M-1 zone, and for approval of a Variance from the 200 foot requirement to allow compatible C-3 commercial uses in industrial zones in accordance with Section 10-02-02, Note 3. The site is located at Chicago Street and Boise River and is described as a portion of the SW 1/4 of Section 16 and a portion of the NW 1/4 NE 1l4 of Section 21, Township 4 North, Range 3 W.B.M. 7. Public notice requirements set forth in Idaho Code, Chapter 65, Local Planning Act, have been met. On June 11, 1997, notice was published in the Idaho Press Tribune. 1.2 Files and exhibits relative to this application are available for review in the Community Development Department and will also be available for review at the hearing. II GENERAL FACTS 2.1 APPLICANT(S): Planning and Zoning Commission. 2.2 REQUEST: To amend the text of Zoning Ordinance No. 1451, Article 5, Mobile Home Park Development Standards and Procedures, Section 10-05-04, subsection (1) by changing said subsection to read "Area: The minimum land area necessary to establish a mobile home park in the City shall be ten (10) acres." 2.3 This proposed change, if approved, will increase the current requirement of a minimum of 2 acres for a mobile home park to 10 acres. 2.4 Article 5, Mobile Home Park Development Standards and Procedures, was a part of the Zoning Ordinance initially adopted in 1977; this subsection has not been amended since the Ordinance's initial adoption. Twenty years ago, the 2-acre minimum lot size was compatible with the growth and development conditions/patterns of the City. The feasibility of developing a 2-acre site, given current growth trends toward larger complexes, is improbable. A 10-acre parcel requirement provides a more realistic opportunity for common areas, road development with sidewalks, recreational vehicle areas, and recreational areas within a park.
