WHEREAS, the Planning and Zoning Commission on June 16, 1994, considered an application
for an extension of the preliminary plat of Jefferson Park Subdivision.
WHEREAS, the Planning and Zoning Commission, after reviewing the particular facts and
circumstances associated with the request, voted to approve the extension of the preliminary
plat subject to the following terms and conditions:
TERMS AND CONDITIONS:
1. That the Preliminary Plat time extension for Jefferson Park Subdivision is granted for a
period of twelve (12) months, a time frame ending January 16, 1995, at which time said
approval shall expire unless the final plat has been recorded or an additional time extension
has been granted by the Planning and Zoning Commission.
2. That the subdivider shall obtain all necessary permits from appropriate entities and construct
a crossing of the Dixie Drain, connecting to the subdivision at Lot 9, built to design and
construction standards approved by the City Engineer prior to recordation of Phase 4. This
crossing may be dedicated for maintenance by the City upon approval by the City Engineer.
3. That prior to recordation of Phase 4, the subdivider shall appropriately address and resolve
any issues associated with the existing easement within the south boundary of the subject
property.
The applicant is advised of the right to appeal the decision of the Planning and Zoning
Commission. Written notice of such an appeal shall be filed with the City Clerk within fifteen (15)
days after the decision of the Commission.

WHEREAS, the Planning and Zoning Commission on January 16, 1992, considered an
application for a preliminary plat (Jefferson Park Subdivision) for the subdivision of
approximately twenty three (23) acres into eighty (80) lots on property located generally
between loth Avenue and the Dixie Drain and between Jefferson Junior High School and
the proposed Willowbrook Subdivision.
WHEREAS, the Planning and Zoning Commission, after considering public testimony
presented by interested persons and reviewing the particular facts and circumstances
associated with the request, voted to approve the preliminary plat subject to the following
terms and conditions:
1. The preliminary plat is approved for a period of twelve (12) months, at which time
said approval shall expire unless the application for final plat approval is filed.
2. The preliminary plat is approved for a maximum of eighty (80) residential lots.
3. Street improvements shall comply with the Subdivision Ordinance and shall include
rolled curbs and sidewalks to match existing design in Chaparro Street and
Cottonwood Street with final design subject to the approval of the Engineering
Department.
4. The applicant shall provide utility service and utility easements to the individual lots
subject to the review and approval of the various utility companies and the City of
Caldwell.

S. The applicant shall construct or enter into a guarantee of construction agreement
with the City and shall bond or provide an acceptable form of security to insure
construction of improvements in accordance with Section 5-8-4 (6) of the
Subdivision Ordinance.
6. The applicant will come to an agreement with the Fire Department over the
provision of street names.
The applicant is advised of his right to appeal the decision of the Planning and Zoning
Commission. Written notice of such an appeal shall be filed with the City Clerk within
fifteen (15) days after the decision of the Commission or with fifteen (15) days after date
of this Action Report whichever is the later.
