Attached please find a final plat application that you are invited to
review. This case is scheduled to be included on the consent agenda for
the Caldwell City Council on Monday, July 21, 2OO8 at 7:OO pm.
Case Number SUB-106F(1)-04-AMND a request by D&A Commercial
Warehousing, Sky Ranch Business Center and Mountain River
Engineering for final plat approval of First Amended Plat of Sky
Ranch Business Center #1. The site is located on the south side of
Challenger Way and currently exists as the already-platted Lots 3 and 4
of Block 2 of Sky Ranch Business Center No. 1.
Please note that this request is only to combine Lots 3 and 4 into one lot
so that the applicant can build one large building in the center of the
newly-combined lot. The Building Department does not allow buildings
to be built across lot lines, thus the amended plat request. Since we
have no ordinance or policy addressing this issue, I instructed the
applicant to submit a final plat only showing the two lots combined into
one,
All infrastructure has been completed through the original platting
process. There shouldn't be any issues with this other than making sure
all the elements of a final plat are noted accurately on the plat. I did
have one possible recommendation and that would be to give this
amended plat a new name so that the lot would become Lot 1, Block 1
of the new plat name. This would also alleviate any confusion with all
the Sky Ranch plats we have being processed.
