REQUEST: Variance to encroach into 2b-fool setback withconstruction of garage.
GENERAL LOCATION: East corner of intersection of 7th and Grant.
LEGAL DESCRIPTION: Lots 23 and 24, Block A, Memorial Park Addn.
APPLICANT: BiLI and Marjorie Ziegenbein
EXISTING ZONING; R-2 medium densit,y residential
AREA OE PROPERTY: 6000 SQ. ET.
SURROUNDING LAND USE: The residence is located across t,he streetfrom CaldrrelL t'temoriaL Parkr is haLf ablock away from M & W Market and is in an
area of mixed residential uses.
The Ziegenbeins have no off-street. parking. The garage wouldprovide them nith parking in order to get the car off of Lhestreet. The location off the alley and closer to the streetsould allow them to retain part of the lavrn behind t.he house.There is a 6-foot fence along the alley line which will be
removed in the area of the garage. The garage will be set 2 feet.further back than the fencel lrhich wiII improve the vision at Lhecorner of the alley entering 7th. In a site inspection of the
3AQ-fooL vicinity area, it was determined that off-streeE parkingwas deficient and that t.here were two other garages that uerebuilt closer to t.he property line t.han the residence. Since thisis an older section of tovnl many variaeions occur in building asregulations have changed over t,he years.
