Ustick Road R2746500000 October 6, 2022 Canyon County Development Services 111 N. 11th Ave Suite 140 Caldwell, Idaho 83605 RE: Administrative Land Division- Case Number AD2022-0053 Parcel#: R27465 Canyon Highway District No. 4 (CHD4) has reviewed the administrative split for the aforementioned case number. The subject parcel (R27465 of 5.07 acres) is located in Township 3N Range 3W Section 2. The request consists of splitting the subject parcels as shown below:  Parcel A & B of 1.005 Acres/parcel  Parcel C & D of 1.528 Acres/parcel The following represents the District’s current policies to which the parcels may be subject to at time of development. These standards are subject to change and the standards/policies in effect at the time of approach permit application shall apply. Page 2 of 5 General  Per Caldwell Functional Classification Map o Ustick Road-Principal Arterial Per 2020 exchange agreement with Caldwell, (Exchange Maintenance Agreement, 2020) Caldwell operates and maintains Ustick Road across the subject parcel’s frontage. Under this agreement, Caldwell is responsible for access permitting and utility permitting, and is provided opportunity to comment on development. Please see attached Caldwell City’s comments. Approach Permit An approach permit is required when work is requested within the public right-of-way, new or modified access is requested, and/or when change of land use occurs. Applicant shall seek approach permits from Caldwell City. Caldwell’s development conditions apply, at the latest, at time of approach permit. Caldwell’s conditions include right-of-way dedication. Applicant should redraft their record of survey prior to recording; otherwise, after ROW dedication Parcels A & B will be less than 1 acre which may be adverse to Canyon County zoning. CHD4 requests Caldwell City to consider shared approach improvements, at a minimum, consistent with CHD4’s standard drawing (SD) 106 (attached). Section Line Setbacks Canyon County Code § 7-10-19 provides for a minimum 70’ setback from any section line or quarter-section line to any permanent structure to provide a buffer for future roadway construction unless the highway district having jurisdiction waives the seventy foot (70’) setback requirement. This applies from the section line of Ustick Road. Outparcels Does not apply.
