I met with Brent and we wenl over the remaining items that need to be done before Sky Ranch 2 can dedicate.
1. Youwill need totrustforthe 1/4of the Enterprise bridge cost.
2. Youwill need to paythefirsttwo installments of your traffic mitigation fees totaling $49,493.32. Thethird inslallment of
$24,746.66 wall need to be in place before either phase 3 dedicates or phase 4 final plats, whichever occurs first.
I attached a copy of the agreement from Susan Wildwood concerning the traffic mitigation. Please let me know if you have
any questions or concerns.

Ranch Business Center No. 'l Phase 2. We submitted a current lrrevocable Letter of Credit to the City Engineer
on, or about, June 2nd 2OOO for phase 2 in the amount of FOUR HUNDRED FIFTY EIGHT THOUSAND EIGHT

The Engineering Department has reviewed the proposed final plat for Sky Ranch Business Center
and provides the following comments regarding the projec{ and the submitted final plat:
1. The water system is not operational. The water system has been construc{ed but pressure test
results and clean water samples have not been received. The plat will not be signed and
building permits will not be issued until this emergency service requirement has been
completed.
2. All weather surfaces are in place. Compaction test results for the roadways have not been
submitted to the City for review and approval.
3. Street signs have been installed
4. Sewer system is operational. The line has been, tested, taped and approved
5. Construction security will have to be provided for those items not yet completed prior to signing
of the final plat. The city has not agreed on a bond amount for those improvements not yet
constructed.
6. The final plat drawing shall be conected in accordance with the marked-up copy done
December 13, 2005 and mailed to W&H Pacific on December 14, 2OO5.
7. ln an effort to expedite the addressing process of the final plat, the City is asking that an
eleclronic copy, in AutoCAD format, be retumed with the revised copy of the final plat.
