The Engineering Department has reviewed the proposed final plat for Sky Ranch Business Center
No. 3 and provides the following comments regarding lhe projecl and the submitted final plat:
1. The big four items must be completed before signing of the final plat. These ltems can not be
bonded for:
a. The water system is operational. The water system has been constructed. The
approved pressure tests papenarork and clean water samples have been received.
b. All weather surfaces are in place. Compaction test results for the roadways have been
submitted to the City for review and approved.
d. Sewer system is operational. The line has been construded, pressure tests have been
submitted and video has been received and approved.
2. Construction security will have to be provided forthose items which are not among the big four
and not yet completed prior to signing of the final plat. The city has not agreed on a bond
amount for those improvements not yet construc{ed.
3. The final plat drawing shall be conected in accordance with the red lined copy done by the City
of Caldwell Engineering Department on June 9, 2008. W & H Pacific was informed the redlines
were ready to be picked up on June 9,2008.
4. ln an effort to expedite the addressing process of the final plat, the City is asking that '1
electronic copy on a CD in AutoCAD format be returned with the revised copy of the final plat.
