PIPEDREAM PARK
REOUEST FOR FINAL PLAT APPROVAL
This project consists ofa 40.5 acre park and 5 commercial lots with appropriate infrastructure
improvements. The preliminary plat was approved in spring of 2004. Sewer and water were
constructed in February of2005. The Storm water system, parking lots, street, curb gutter &
sidewalk and P.l. backbone were constructed during the summer of2005. The development of
the property is complete except for landscaping. Landscaping will be completed by the City of
Caldwell Parks Departrnent during 2006.

Dear Mayor Nancolas;
The East Caldwell Urban Renewal Agency is a public agency with the City of Caldwell
as its goveming body.
It has come to our attention that in order to process the final plat, Plaruring & Zonng
requires a frnal plat fee. In this case $474. While not a great deal ofmoney, it would seem
that the City would be paying fees to the City.
Therefore, we are asking that you consider waiving the final plat fees for this project.
