NOTES
1. All street rights of way shown hereon ore dedicated to the public for
public use as stated in the Owner's Certificate of sheet 2 of 3.
2. Irrigation water has been provided from Caldwell Municipal Irrigation
District, in compliance with Idaho Code 31-3805(b). Lots within the
subdivision will be entitled to irrigation water rights, and will be obligated
for assessments from Caldwell Municipal Irrigation District,
3. Lot 1 Block 1, Lot 1 Block 6, Lot 1 Block 7, Lot 1 Block 8, Lot 1
Block 12, and Lot 1 Block 60 ore common area landscape lots subject to
a blanket utility, irrigation and drainage easement, said lots shall be
owned and maintained by the Sienna Hills Subdivision No. 1 Homeowner's
Association.
4. Lot 1 Block 1, lot 6 Block 4 and Lot 5 Block 5 are common area
lots for the purpose of storm water detention, irrigation and open space
and are to be owned and maintained by the Sienna Hills Subdivision No. 1
Homeowner's Association.
5. Lot 24 Block 1 and Lot 2 Block 14 ore common area lots for the
purpose of irrigation and open space. Said lots contain the easement for
the Deer Flat Caldwell Canal to be maintained by the Boise Project Board
of Control.
6. Lot 30 Block 1 is a common area landscape lot subject to a
pedestrian pathway and irrigation easement, said lot shall be owned and
maintained by the Sienna Hills Subdivision No. 1 Homeowner's Association.
7. The availability of building permits for this development
may be
limited pursuant to Caldwell City Code Section 11-02-06 1 I which limits
the number of building permits that may be issued prior to final
completion of the development. Applicant shall disclose to lot purchasers
whether the issuance of building permits is in fact restricted by Caldwell
City Code Section 11-02-06(1)(I) and lot purchasers are encouraged to
contact Caldwell City Building Department prior to closing.
8. For additional boundary information, see Record of Survey Inst. No.
200616443 and Record of Survey Inst. No. 200571160.
9. Lots 12 and 16 Block 1 are subject to a 10 footstorm drain, utility,
drainage and irrigation easement along the Southerly boundaries of said
lots.
10, Lots 23 and 25 Block 1 and Lots 1 and 3 Block 14 are common
area landscape lots, said lots shall be owned and maintained by the
Sienna Hills Subdivision No. 1 Homeowner's Association.
