DESIGNATE SAID PROPERTY AS R-I ON THE OFFICIAL ZONII{G MAP AND
REPEALING ALL LAWS, ORDINANCES AND RESOLUTTONS IT{ CONFLICT

BE IT ORDAIT{ED, BY THE ITIAYOR AND THE COUNCIL OF THE CITY OF CALDWELL,
COUNW OF CANYON, STATE OF IDAHO:
WHEREAS, ithasbeendeterminedbyheCityCouncil of theCityof Caldwell, ldaho,
and folloring the public hearing procedures as required in Section '10-03-03 Caldwell
Municipal Code. hat the fdlorying dcscribed property be rczoned ftom County A to City R-
1 (Single Family Residential) and that said rezoning is in the best intor€st of the City of
Caldwell, ldaho.
SECTION l. That the following described land i6 now zoned R-l (Single Family
Residential) afier the date of this ordinance.
The said property consistg of approximately twenty point one (20.1) acres and is located
generally west of S. Montana Avenue and norfi of Homedale Road and more partianlarly
described as follows:
Commencir€ at the Southeast comer of the Southwest Quarter of Section 3, Township 3
North, Range 3 West of the BoEe Meridian, Canyon County, ldaho;
thence North 0' 28' 59' West 1 ,326.51 feet along the Westerly boundary of sail Souhwest
Quarter, Section 3 to the Southeast comer of the Northeast Quarter of the
Southwest Qu6rter, Sec{ion 3, to the TRUE POINT OF BEGINNING;
thence continuing North 0'28' 59'West, a distrance of 663.26 feet along said Westerly
boundary of the Soulhwest Quarter, Sec{ion 3 to the Northeast comer of the South

thence Soulh 89' 00' 38' West a distance of 1,320.31 feet along the Norlherly boundary

REQT]EST:The applicant requested a S.U.P. for a P.U.D. zubdivision to be known
as Silverbow Estaes Subdivision.
DECISION:
On October l7, 1996, the Planning and Zoning Commission approved the Preliminary Plat of
Silverbow Estates, a P.U.D. subdivision for properry located approximately one quarter mile
north of Homedale Road and on the west side of S. Montrna Avenue.
1. Legal requirements were met and are a part of this file.
S. Montana Avenue is classified as a Minor Arterial on the Caldwell Functional Street
Classification Map.
