Files and exhibits relative to this application are available for review in the Planning and Zoning Department, 521 Cleveland Blvd., as well as applicable public hearings. GENERALFACTS APPLICANT: Sienna Hills Development Corporation, 4822 N. Rosepoint Way Ste. C, Boise, ID 83713. REPRESENTATIVE: Mason & Stanfield, Inc., 826 3d Street South, Nampa, ID 83651. LOCATION: lndiana Avenue and Cirrus Drive. REQUEST: The applicant is requesting final subdivision plat approval for Sienna Hills No.8 consisting of 41 residential lots and 3 common lots. The subdivision is located in an R-1 (Low Density Residentiall zone. BACKGROUND: The preliminary plat for Sienna Hills Subdivision was approved by the Caldwell City Council in August of 2074. APPLICABLE LEGAI, STANDARDS City of Caldwell Zoning Ordinance No. 1451, as amended City of Caldwell Comprehensive Plan ldaho Code, Title 67, Chapter 55, Local PlanningAct City of Caldwell Subdivision Ordinance No. 2758, as amended ENGINEERING DEPARTMENT STANDARD CONDITIONS OF APPROVAL The Engineering Department has reviewed the proposed final plat and provides the following comments regarding the prolect and the submitted final plat: Page 1 of 2suB-18F-10 Final Plat Order of Decision- Sienna Hills No. 8 9c:l v 5.1 o o 1. The following items must be completed before signing of the final plar These items cannot be bonded for: a, The water system is not operational. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. b. Sewer system is not operational. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. c. All weather surfaces are not in place. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. d. Street signs have not been installed. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. 2. Construction security will have to be provided for those items which are not among the above mentioned items and not yet completed prior to signing the final plat. The City has not agreed on a bond amount for those improvements not yet constructed. The final plat will not be signed until a construction security has been provided as outlined and required in City Code. 3. The final plat drawing has been submitted to the City of Caldwell but not yet reviewed. The final plat drawing will have to be done in accordance with City codes, policies, and ordinances prior to the City signing the final plar 4. In an effort to expedite the addressing process ofthe final platthe City requests an electronic ofthe hnal plat, in AutoCAD format, be emailed to the Engineering Department; or delivered on a CD or USB/flash drive at the developers' earliest convenience. CONDTTIONS OF APPROVAL Applicant shall meet the platting requirements as set forth by City Code and in the preliminary plat approval for this final pla! and for any Ietters of credit required.
