CONSENT CALENDAR: 1) ACTION ITEM: Approve Minutes of the June 22, 2021 meeting. 2) ACTION ITEM: Approve Minutes of the July 13, 2021 meeting. II. OLD BUSINESS: 1) ACTION ITEM: Case Number SUP-20-02 (Continued from the June 22, 2021 Hearing Examiner Meeting): Jeff Hatch, Hatch Design Architecture, on behalf of Venus Development is requesting a special use permit for traditional ministorage consisting of six storage structures, landscaping and an office on approximately 5.4 acres of a 16.5 acre parcel, R30881011, located on the west side of Middleton Road approximately 460 feet south of the intersection of Ustick and Middleton Roads, Caldwell, Idaho. The subject property is zone C3 (Service Commercial). III. NEW BUSINESS: 1) ACTION ITEM: Case Number ANN21-000007/SUB21-000012 (To be continued to the August 24th Hearing Examiner Meeting): A request for an annexation of 54.11 acres with a zone designation of R-2 (Medium Density Residential). The Comprehensive Plan designation is Medium Density Residential. Concurrently, the applicant is requesting a preliminary plat for Sterling Ridge Subdivision, a 178 lot development, including 160 single-family residential lots and 18 common lots. There are currently two homes included in the annexation that are proposed to not be platted as a part of the subdivision development. The subject properties are located south and east of 20710 Ward Road and include parcel numbers R3408801000, R3408701200, R340880000, Caldwell, Idaho. 2) ACTION ITEM: Case Number PUD21-000002 (To be continued to the August 24th Hearing Examiner Meeting): A request by Wilbur Group Inc. for a Planned Unit Development and Preliminary Plat for Mino’Aka Subdivision on parcel # R27438 located on the NE corner of Ustick Road and Florida Avenue, Caldwell, ID. The development is proposed for 27 townhomes on 4.56 acres with a density of 5.92 units per acre. Each residential lot is proposed to be 24’x66’ with a square footage of 1584 square feet. The subject property is zoned “R-2” (Medium Density Residential). 3) ACTION ITEM: Case Number SUP-21-03: A request by Robert Reeder, Lytle Signs, for a Special Use Permit to construct an Electronic Message Center in a C-4 (Freeway Commercial) zone on parcel R35138. The property is located at 2929 Franklin Road. IV. Adjournment. Next Special Hearing Examiner Meeting is on August 24, 2021 at 7:00 p.m. in the Community Room at the Caldwell Police Station at 110 South Fifth.
