VIRTUAL PUBLIC MEETING INFORMATION
Consistent with Governor Little’s guidance relating to the Coronavirus (COVID-19), public meetings and
hearings, a limited number of persons will be allowed on-site with alternative options being provided.
Public meetings and hearings will be conducted remotely via an online conferencing system as well as the
availability of live stream viewing for the public. Details may be found at www.cityofcaldwell.org.
Virtual Participation: Register in advance to provide public comments electronically or by
telephone. During the registration process, you will be asked what item on the agenda you wish
to speak about. On-line registration must be submitted at least 24 hours in advance of the
meeting. After registration, you will receive a confirmation email containing information about
joining the virtual meeting.

I. CONSENT CALENDAR:
1) ACTION ITEM: Approve Minutes of the August 18, 2020 and November 11, 2020 meeting.
II. OLD BUSINESS:
1) ACTION ITEM Case Number SUB-20P-10/SUP-20-10: A request by Blake Wolf on behalf
of Rivco Properties LLC for a Preliminary Plat for 10th Avenue Heights Subdivision, a multi-
family residential development in an R-3 (High Density Residential) zone on parcel R35664
containing 2.55 acres. The proposed multi-family development contains nine (9) residential lots
and two (2) common lots with 8 four-plex buildings and one (1) duplex for a total of 34 dwelling
units. The subject property is located on the west side of 10th Avenue approximately 180 feet
south of the intersection of Amber and S. 10th Avenue (continued from November 10, 2020)
II. NEW BUSINESS:
2) ACTION ITEM: Case Number: ANN20-000010/SUB20-000013: A request by Bob Taunton
on behalf of Pontifex Capital LLC, to annex parcel R34340010B, 13.98 acres, with a zone
designation of R-1 (Single Family Residential) consistent with the 2040 Comprehensive Plan
designation as Low Density Residential. Also requested is a preliminary plat, Langley Hall
Subdivision, of a 10.41 acre portion of the subject property containing 29 residential lots and 12
common lots. The subject property is located at 10164 Elvera Lane, Nampa, ID.
3) ACTION ITEM: Case Number ANN-20-07/SUB-20P-14: Craig Kulchak is requesting to
annex three (3) acres with a zone designation of R-2 (Medium Density Residential) consistent
with the Comprehensive Plan designation. Also requested is approval of a Preliminary Plat for
Lake Park Subdivision consisting of 11 single-family residential lots with an average lot size of
6128 sq. ft. and three (3) common lots. The subject property is located 780 south of the
intersection of Lake Ave. and Homedale Road on the west side of Lake Ave. [11-3N-3W-NE] in
Caldwell, Idaho.
IV. Adjournment.
