Frans - Project Manager Jake Wells - Engineering Tech I Re Arrorvleaf Subdivision No. 2 Date: hlJ.y2l,2O21 The Engineering Department has reviewed the proposed final plat for Arrorvleaf Subdivision No. 2 and provides the following comments regarding the project and the submitted final plat: l. The following iterns must be completed before signing of the final plat. These items cannot be bonded for: The water system is not operational. The water system has been constructed, pressure tested and clean water samples have not been received. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. b. All weather surfaces are not in place. Compaction test and core sample results have not been submitted, reviewed or approved for the roadways. The final plat will not be signed, and no building permits will be issued until this emergency requirernent is complete. Street signs have not been installed. The fina1 plat will not be signed, and no building permits will be issued until this onergency requirement is complete. d. The sewer system is operational. The sewer system has been constructed, pressure tested and video has been submitted and approved. Interim as-builts have been approved. The pressure irrigation system within the public roadway is operational. The pressure irrigation system has been constructed and pressure tested. L The storm drain system located within the public roadway is operational. The storm drain system has been constructed and passed a visual inspection by the City. Interim as- builts have been approved. 2. Construction security, per City Code section I l -04-07, will have to be provided for those items which are not among the items listed above and not yet completed prior to signing of the final plat. The City has not agreed on a bond amount for those improvements not yet constructed. a c e Page 1 of 2 ?Rl oa 3. The filal plat drawing has been submitted to the Ciry ofCaldwell and has been reviewed but not yet approved. The final plat drawing will have to be done in accordance with City codes, policies, and ordinances prior to the City sigrring the final plat. 4. After signature and recordation ofthe final plat the Engineering Department will process building permits per City Code section I l-04-07(8); processing permits for 90 days, or until 50% of the total building permits ultimately available for this phase of development have been issued, whichever occurs first. All rernaining permits will be released for processing upon final completion of all required improvements, annexation and dedication. 5. In an effort to expedite the addressing process ofthe final plat, the Engineering Dept. requests an electronic copy in AutoCAD format be retumed with a revised ful1 set bond copy of the final plat.
