The Caldwell Fire Department (CFD) offers the following comments regarding the following cases
to come before the Caldwell City Council on May 6,2002:

The CFD has commented and worked with the principles for this project and has approved all
fire department criteria including street configuration, street name, turnaround, fire flow and fire
hydrant locations.

The CFD has commented and worked with the principles for this project and has conditioned all
fire department criteria for this subdivision unit. This includes street configurations (secondary
access plan), street names, turnarounds, fire flows and fire hydrant locations. One correction is
noted from the plan submitted - Virginia Park Way was approved as: Virsinia Parkwav. The
final plat map street name and the street name signs should be changed to reflect this
modification.

The Engineering Department has reviewed the proposed final plat for Powell Estates Subdivision,
No. 2. The department provides the following comments on the submitted final plat:
l. The City has not received approval letters from Pioneer Irrigation District for the pressurized
irrigation system or concurrence with the design and facilities that preserve existing irrigation
rights.
2. The sewer system is not operational. The sewer lines have been constructed but have not
been tested. The plat will not be signed and building permits will not be issued until the
sewer system is operational.
3. The water system is not operational. The plat will not be signed and building permits will not
be issued until this emergency service requirement has been completed. The water system
has been constructed but has not been tested.
4. The roadways do not meet City requirements for an all-weather surface. The subgrade has
been excavated, but the base material has not yet been installed in the roadways. The plat
will not be signed and building permits will not be issued until this emergency service
requirement has been completed.
5. Street signs have not yet been installed. Building permits will not be issued until this
emergency service requirement has been completed.
6. Construction security will have to be provided for those items not yet completed prior to
approval of the Final Plat. The developer has submitted a bond estimate that is currently
being reviewed by the Engineering Department.
7. The following revisions should be made to the proposed Final Plat drawing:
a) Include "Public Utilities" in Note # 2.b) Place restrictions upon the use of Lot # 32 to protect it as a secondary access. Coordinate
with the Fire Marshall.
