1. The project wil-l- have to comply with the 1994 Uniform Fire
Code for water supply and access.

Sewer Service - The notes on the plat indicate that sewage disposal is to be provided
by municipal sewage facilities. There is not a City sewer iine available to this
property. Sewage might be handled with site disposal systems, which would be
under the purview of Southwest District Health DePartment. The location of any
drain fields, also, must be cleared with the City Engineering Department' A water
line is scheduled for construction this coming summer, within the bounds of the
section line road and a 25 foot separation is required between water lines and any
drain field.
\Vater Service - Notes on the preliminary plat indicate that domestic water is to be
provided by the municipal water system. There is not a water line to this site,
although one is scheduled for construction in late 1998. Any development prior to
that time would require the potable water supply be provided by wells on site.

6. Curb. Gutter and Sidewalk -The preliminary plat does not indicate the developer's

intent with regard to curb, gutter and sidewalk. The normal requirement is that curb
and gutter be provided on al1 street frontages. The Engineering Depaftment
recommends that curb and gutter be provided on all street frontages excePt the
unopened right-of-way on the north boundary of this proposed subdivision. It is also
the normal requirement that sidewalk be provided on all street frontages. The
Engineering Department would recommend that no sidewalk be required on the
unopened righrof-way or on Andy Lane with its sub-standard right-of-way width.
5 foot sidewalk should be provided on the section line road frontage.
Paving - There is no indication on the preliminary plat of the developer's intent with
regard to sheet paving. The normal requirement is that paving be required on all
opened road frontages. This would include half the street section width plus 7 1,/2
feet on the section line road, and the gap between the existing paving and the lip of
gutter on Aldy Lane.
8 Storm Drainage - There is no indication on the preliminary plat of the developer's
intent with regard to storm drainage. That storm drainage system must be designed
in compliance with the Engineering Department's Stormwater Policy. A copy is
available from the Engineering Depatment.
Irrigation - There is no indication on the plat of the developer's intent with regard to
existing irrigation facilities on the site or with the provision of irrigation water to the
site. It is normal requirement that an irrigation plan be proposed and that the
proposed plan receive the approval of the goveming irrigation district, if any and the
City.
The proposed preliminary plat indicates some bordering ProPerty is unplatted, when
in fait, it is a portion of Parks Orchard Tracts Subdivision. The Department would
ask that the preliminary plat be revised to reflect this additional ilformation.
